CANCELLATIONS:

CANCELLATIONS OR TRANSFER OF DATES: Should your plans change, there is a minimum $50.00 cancellation or transfer of dates fee. (Sorry, no exceptions.) The following guidelines will apply:

Cancellation or Transfer of Dates is made forty-five (45) days before arrival date: You will receive a complete refund minus a cancellation or transfer of date fee of $25 per day for each day reserved.
Cancellation or Transfer of Dates is made within thirty (30) days of arrival date: For cancellation, the full rental fee (including taxes) will be forfeited. The Damage Deposit and cleaning fee will be refunded. For Transfer of Dates, a fee of $50 per day for each day reserved will be required. We are not like a hotel that can re-rent on short notice.
Early Departure: No credit or refund will be given for an early departure. All charges for the scheduled stay will apply. (Sorry, we have to pay the bills, too.)

Yes, a security deposit is required by ALL guests!

When can I expect to receive my security deposit after my stay?

You can expect your refund (if everything is in order and there are no damages) 2 weeks after your stay. Please note we do not refund the security deposit to your credit card. It is sent by check via the mail.

What do I need to do to insure I receive my security deposit?

Please read the rental contract on this website. You will find it by selecting “Reserve” on the menu at the top of each page. It will take you to our rental contract. It is also necessary to follow the instructions posted on the cabin refrigerator – a copy follows:

To guarantee the refund of your security deposit, please follow the following departure procedures:

Place all dirty dishes in dishwasher and begin wash cycle.

Bag all garbage and place it in the OUTSIDE garbage cans.

Collect all used towels, dishcloths and linens and place them on the floor to be washed.

Turn off the air conditioning.

Turn the heat down to 60 degrees, but DO NOT TURN OFF THE HEAT in winter months.

If you have moved furniture, please return it to its original position.

Turn off all lights, fans and bathroom heaters.

Be sure to close and lock all doors and windows.

Leave the key on the kitchen counter.

Departure time is 11:00 am

(Late departure will result in a $50 - $150 fee. This is strictly enforced due to our cleaning crew schedule.)

*Location* Where are the cabins located? Our cabins are located 20 minutes from downtown Banner Elk, NC. We are 8 minutes from the intersection of 194 and Rominger Road. We do not disclose the exact location of our cabins until booking is confirmed for security reasons. We hope you understand! Are the cabins secluded? Yes, our cabins are secluded and private. How far apart are the cabins from one another? The cabins are approximately 100 yards apart; because of the topography and the heavily wooded lot you cannot see one cabin from the other. In the winter months do I need 4-wheel drive? One of the great experiences of winter in Banner Elk is the awesome snow. We do not recommend venturing into the Banner Elk area without 4-wheel drive or chains in the winter months. Maximum Occupancy For Treehouse: 6 Persons (6 Adults Maximum) (Sleeping Surfaces Comfortably Accomodates 6 adults in three beds) Maximum Occupancy For Bearclaw: 6 Persons (4 Adults Maximum) (Sleeping Surfaces Comfortably Accomodates 4 adults in three beds)
Cabin Descriptions
What are the differences between the two cabins? Treehouse is larger than Bearclaw. Both cabins have basically the same floor plan. They are two bedroom/ two full bathrooms plus a loft with sleeping surfaces. Sleeping Areas: The Treehouse Cabin Downstairs bedroom with queen size bed Upstairs bedroom with queen size bed Upstairs loft has a queen size futon The Bearclaw Cabin Downstairs bedroom with queen size bed Upstairs bedroom with queen size bed Upstairs loft has a full size futon and twin pull-out loveseat We provide all cotton linens and towels, with goose down bed covers on our beds Both cabins have hot tubs, Streaming TV, wireless internet and X-Box gaming systems. The special features that are exclusive to Treehouse are an indoor jetted bath tub, and larger decks leading to the stream coming off the waterfall. Please be advised that in times of drought in summer the stream does not always run and is beyond our control. Bearclaw has widescreen TV’s and a bigger hot tub. Are the fireplaces gas or log burning? Do you provide cut wood? Our fireplaces are gas. However, both cabins have an outdoor fire ring. We do not provide cut fire wood, but there is plenty of fallen timber in the woods that you are welcome to gather. Is the kitchen fully equipped? Yes, our kitchens are fully equipped with everything you should need to cook any meal. We provide blenders, toasters, crock pots, soup pots, casserole dishes, etc. We like to have all the kitchen amenities there when we stay and we know you do too! Do you provide towels and bed linens? Yes, we do -- very nice towels and linens, we might add! Are the grills propane or charcoal? Our grills are propane. Are the cabins “kid-friendly”? We have really tried to provide a number of items in each cabin to entertain the “wee-ones”. For the teens, we provided an X-Box and movie selection. For the younger ones, we have children’s movies, games, books, and toys. Treehouse has Lincoln Logs and Bearclaw has Thomas the Tank Engine trains and tracks.
